Property operations in one place, from listing to renewal.

Software for properties, units, leases, and tenants that reflects how you actually manage your portfolio, with far less double entry.

How I’d approach it

Fit the software to the work, not the other way round.

Property businesses often outgrow general-purpose software, or end up with several tools that each do part of the job. I start by mapping the full life of a unit, from vacancy to lease to renewal, and finding where information is re-entered or forgotten.

From there I either extend what you have or build the missing piece, so leases, tenants, maintenance, and money are all linked. Deadlines get flagged automatically, and owner reports come straight from the data.

What the software can handle

The everyday work, done properly.

Typical areas I build for. Most projects start with one or two of these and grow from there.

Properties & units

Every property, unit, and space with its details, documents, and history together.

Leases & renewals

Track terms, rent changes, and renewal dates, with reminders before deadlines pass.

Tenants & applicants

Handle applications, screening steps, and tenant records in one consistent place.

Maintenance requests

Log requests, assign trades, and keep tenants updated until the job is done.

Rent & charges

Track rent, extra charges, and arrears, and link each payment to the right lease automatically.

Owner & portfolio reports

Occupancy, income, and costs by property, ready for owners or investors.

What it can look like

Built for Real Estate.

How a project runs

Three steps, start to finish.

Small, steady steps with something real to look at early, and you involved the whole way through.

  1. 01

    Follow a unit's life

Trace a unit from vacancy through leasing, maintenance, and renewal.

  2. 02

    Link the records

Connect properties, leases, tenants, and payments so each is entered once.

  3. 03

    Automate the reminders

Add alerts, tenant updates, and owner reports that run on their own.
